Summary disclaimer
BuildRight UK provides general guidance only for houses in England. It does not apply to flats or maisonettes, listed buildings, properties in areas covered by an Article 4 Direction, or properties whose Permitted Development rights have been removed by planning condition. It is not formal legal advice or Local Planning Authority advice. Before you start work, confirm the position with your council or obtain a Lawful Development Certificate.
1. About these terms
These terms apply to your use of the BuildRight UK website and its interactive planning checkers. By using the site you accept them. If you do not agree, please do not use the site. These terms are governed by the law of England and Wales, and the courts of England and Wales have exclusive jurisdiction.
2. Scope of the guidance
- England only. The checkers reflect the Town and Country Planning (General Permitted Development) (England) Order 2015 as amended. Wales, Scotland and Northern Ireland have different legislation.
- Houses only. Householder Permitted Development rights do not apply to flats, maisonettes, houses in multiple occupation in some circumstances, or buildings created under certain other permitted development classes.
- Excluded properties. Listed buildings, properties subject to an Article 4 Direction, and properties whose PD rights have been removed or restricted by planning condition, legal agreement or covenant are outside the scope of the checkers. Article 2(3) land (conservation areas, National Parks, National Landscapes, the Broads and World Heritage Sites) is only partly covered where a checker specifically asks about it.
- Simplifications. To keep each checker usable, some conditions are simplified or summarised. The legislation, its interpretation by the courts and the facts of your property always take precedence.
3. Not professional or legal advice
Content on this site, including verdicts, diagrams, fee estimates and specification sheets, is provided for general information. It is not legal, planning, surveying, architectural or Building Regulations advice, and it does not create any professional relationship. A “Permitted Development” result is not a planning permission, a Lawful Development Certificate or a determination by a Local Planning Authority. Only your council (or, on appeal, the Planning Inspectorate or the courts) can make a binding decision.
4. Fees, timings and costs
Statutory fees are shown as at 1 April 2026 for England and are subject to change. Highway licence fees, contractor costs and other third-party charges shown are indicative ranges only and vary by council and contractor.
5. Accuracy and updates
We take care to keep content accurate and review it regularly (last review: 15 October 2026). However, legislation, guidance and fees change, and we cannot guarantee that every page is complete, accurate or up to date at the moment you read it. Please tell us if you spot an error.
6. Limitation of liability
To the fullest extent permitted by law, BuildRight UK is not liable for any loss or damage – including the cost of enforcement action, retrospective applications, alteration or demolition of works, delay, or loss of profit – arising from reliance on information on this site. Nothing in these terms excludes liability for death or personal injury caused by negligence, for fraud, or any other liability that cannot be excluded under English law.
7. Advertising and external links
The site displays third-party advertising. Advertisers are not endorsed by us and do not influence our content or verdicts. Links to external websites are provided for convenience; we are not responsible for their content or availability.
8. Intellectual property
The design, text, diagrams and code of this website are owned by BuildRight UK unless stated otherwise. You may print or save pages and specification sheets for your personal, non-commercial use. Legislative material quoted or summarised is Crown copyright and used under the Open Government Licence v3.0.
9. Acceptable use
